An international perspective.

SPAIN AND INTERNATIONAL MARKETSDEVELOPMENT AND TRANSACTIONS
APPROACH

Opportunity starts
with understanding the asset.

Location, property condition, development stage and the subject of the transaction matter as much as the buyer’s criteria. We facilitate connections and coordination to assess that fit.

One conversation, a defined scope.

We work with collaborators introducing assets and projects in different markets. Every introduction requires confirmation of availability, representation and the conditions governing information circulation.

Possession of a brochure or factsheet does not establish ownership, exclusivity or authority to sell.

AREAS OF ACTIVITY

From development
to acquisition.

01 / DEVELOPMENT

Projects and land

Enquiries about real estate and tourism projects at different stages. Planning status, intended uses, permits, investment and timing must be established.

02 / REAL ESTATE

Buildings and assets

Asset transactions and consideration of refurbishment, conversion or repositioning projects, within the applicable technical and planning framework.

03 / HOSPITALITY

Hotels and resorts

Transactions involving properties, resorts and hotel projects, including wellness, golf and leisure concepts. Property, operating business, operator and associated contracts must be distinguished.

MIXED-USE DEVELOPMENTS

Understand the whole.
Review each component.

Enquiries may also involve developments combining healthcare, wellness, accommodation, residential, golf or leisure uses. Suitability depends on the project and its specific conditions.

Programme and stage

Distinguish existing components from planned extensions or facilities, and define what is proposed for development or transfer.

Uses and permits

Review compatible uses, licences, sector approvals and required services with the relevant specialists.

Operations and capital

Identify the developer, owner, potential operators and investment requirements. A commercial concept does not establish agreements with brands, institutions or operators.

TWO PATHWAYS

Define the search.
Present with authorisation.

REVIEW CRITERIA

Every transaction has
its own structure.

A brochure, plan or concept image provides context. It does not independently establish availability, ownership, permits or economic feasibility.

Subject and representation

Determine whether the transaction involves property, an operating business, a company or an equity interest; identify the parties and their authority.

Status and development

Distinguish operating assets, properties requiring conversion and projects awaiting development. Review documentation and permit status with the relevant specialists.

International dimension

Define the country, currency, structure, local counterparts and transaction conditions. Access to other markets does not imply universal coverage.

PROCESS

Information provided
at the time of the transaction.

01

Context

Gather search criteria or basic information about the asset and its representative.

02

Fit

Confirm availability, scope of collaboration and authority to introduce the asset.

03

Introduction

Share authorised information and coordinate discussions under the agreed conditions.

04

Transaction review

The parties and their specialists assess technical, legal and financial documentation before deciding.

No asset catalogue is published here. Opportunities are introduced according to availability, suitability and authorisations. Fees, roles and terms will be disclosed before engagement.
DEVELOPMENT AND CAPITAL

When a project requires
financing to be explored.

A property enquiry may lead to a separate financing discussion. Access to an asset and capital approval are distinct processes, with their own requirements and responsible parties.

Large-scale project financing

For construction and infrastructure projects that may fit the relevant specialists’ programmes.

FREQUENTLY ASKED QUESTIONS

Before presenting or searching.

Is the activity limited to Spain?

No. Searches and projects in Spain and other countries may be considered. Coverage and collaborators are confirmed for each market and transaction.

Are developments considered alongside acquisitions and disposals?

Yes. Enquiries may involve projects, land, refurbishment, conversion, and hospitality or real estate assets, subject to availability and scope.

Does a hotel factsheet establish that it is for sale?

No. A factsheet describes the property. Availability, authorisation and the subject of the transaction must be verified separately.

Can I present a third party’s asset?

The relationship to the owner must be clarified and authority to present the transaction and share information must be established.

How are plans, images and documentation handled?

They are shared through agreed channels with agreed recipients. Concept images, planned projects and photographs of the current condition must be clearly distinguished.
